About land surveying

Almost every land project begins with a question about what is actually there: where the boundaries lie, how the ground rises and falls, where existing walls, drains and services run, and how a design will sit on the site. A land survey answers those questions with measured data rather than assumptions.

Saif is a Qualified Land Surveyor with a BSc in Geomatics from the University of Mauritius and has worked on cadastral, topographic and engineering surveys since 2014. His fieldwork has covered residential plots, hotel grounds, reservoirs, road and utility corridors, and large housing and smart-city sites across the island.

Do I need a land surveyor before buying a plot in Mauritius?

It is advisable. A boundary survey confirms that the plot on the ground matches the plot described in the title documents, and identifies encroachments or discrepancies before you commit. Your notary can confirm which survey documents are needed for your particular transaction.

What is the difference between a cadastral survey and a topographic survey?

A cadastral survey is concerned with legal boundaries: where a plot starts and ends. A topographic survey records the physical shape and features of the site: levels, contours, buildings, trees, roads and drains. Many projects need both, and they can often be carried out in a single visit.

How long does a land survey take?

Fieldwork on a typical residential plot usually takes part of a day; larger or more complex sites take longer. Office work to produce the plans follows. Saif will give you a realistic timeline once he understands the site and what you need.

Which parts of Mauritius do you cover?
